  1. This is Gary in Louisiana. My question relates to Texas Pacific Land Corporation, which is, I I think the largest, uh, landowner in Texas. I am a holder of stock in this company. It has approximately 5 or 6 different income streams. I'd like to know of your impression and if this is a good time to add to my position.

  2. All right, looking at Texas Pacific Land Corporation, uh, this is a And it has been in a solid downtrend. It topped around $525 per share back in March, right after the start of the Iran war. But it's been in a downtrend really ever since. Now down to $346, basically a round trip to where we were right before the Iran war. Uh, they do pay a dividend if I remember correctly. Where is that? Their dividend yield is There it is. Uh, it's a small, it's a small dividend. So nothing too crazy, about 2/3 of 1%. So small dividend, good cash flow. Good. Yeah, good cash flow. But frankly, I just don't like the trend here. Now, what you have to remember, this is a, it, it's a landowner. Like you said, it has royalty ownership, which allows it to generate revenue.

  4. Office Property Investors owns office buildings across the country. Uh, you could say that they have 17 million square feet and each square foot is worth, you know, $150, so it's worth $2.5 billion. Oh, and also they have a business of renting out that space, and then when they rent out that space, they get $300 million a year of revenues and $200 million of cash flow. And that $200 million of cash flow should also be valued at 10 times cash flow for another $2 billion. So you have both the office buildings and the rent you get from them. So add those two together and I got $4 billion worth of assets. I think there's a degree to which people are doing that with Texas Pacific Land. And I don't mean to come at one of your investments and I apologize.

  5. Well, Max, you have done much better in that security than I have. We shorted that at half of today's price and we saw it go much higher. So, so you've been much, much more right about that one than we have up until now. So, you know, the question is, yeah, do they go to the sky? The good— the best thing about Texas Pacific Land is it's made people fortunes, right? I mean, like, how would I ever sell this stock? First of all, my cost basis is $17 a share and it's trading at $350. Um, I'm not paying that tax bill. Um, although Murray finally got away with it.
