  2. Well, I do like Toll Brothers very much, but I have to tell you, I think you're an outlier. As I know the Jersey beaches, they're always trying to figure out how to start the party houses. Well, look, a lot of people just are trying to figure out exactly where weakness is, and the one thing that people have been saying is, look, there's not been a lot of new, new construction, and that's absolutely true. I mean, Toll Brothers had a decent number, but just for what people thought. But the renovation trade has come back on. The do-it-yourself renovation at Lowe's and the small contractor renovation at Home Depot are powering what I think are great sales for DeWalt for Home Depot and then for regular Black Decker for Lowe's. So I think the trade works. I really do. May, may develop into an investment. Frankly, it's a good place to be.

  4. $0.39. That's stupid. But what if Target's good tomorrow, right? I mean, they report— what if they raise numbers? What if their growth justifies the run it's had? Well, I don't think you're going to keep Home Depot down or Target for that matter. What if Walmart's good later in the week? I see the chaos in the data center today. It could be a tad deserving. Anthropic put out a set of numbers that should be considered a slowdown from a previous high growth pace. Higher rates could make the tech titans a little bit more circumspect about spending. But I am not turning tail on that group. Call me a buyer there. All I can tell you is that at the end of the day, we're a service economy. If service is doing well, you can't be too negative. Two-thirds of our economy may be doing better. Yes, we want to see housing come back. When you buy a house, the odds favor renovation, remodeling. Can you imagine if housing actually gets better? Do you know that Toll Brothers reported after the close and they gave us a pretty good set of numbers? Stronger revenue, stronger home sales, stronger margins despite the rise in interest rates. See the pattern I'm postulating? I am saying it's not all bad, that it's not that bad, and that it could get better. Not everyone's margin. Not everyone's going to get wiped out in that short position in the Nasdaq. That just seems crazy given that there's plenty about this environment that is not that bad. Here's the bottom line. I know not bad isn't much of a clarion call, but you're certainly getting better prices than you'd see in the backdrop with— if the backdrop's good. Hey, maybe that's the way to think about it. That's the opportunity. And the cost seems to be manageable, even if this isn't likely to be the exact bottom. I am damning the market with faint praise, but it is praise nonetheless.   5. Just buy it here. Now, the reason why I'm so bullish about it is because if they can do this number in this environment, sure. Well, what do they do if we have a better environment? Toll Brothers will probably tell a good story of the 29% is cash buy. Obviously, we need rates to settle down before people just go nuts, but someone is going to anticipate that and buy Home Depot.
