The U.S. will partially resume operations now in Mexico's top avocado-producing state, just days after security concerns over violent clashes and highway lockets disrupted inspections for exports. Global food prices ticking up in July to the highest in more than 3 years as renewed concerns over key grain export corridors compounded adverse weather across major growing regions. The United Nations Index of Food Commodity Prices rose 0.6% in July from the previous month. It was led by grain, sugar and vegetable oils. Certainly over these last couple of years, I think we've seen them rise to levels we haven't seen in a number of years. Our team and our Taylor Morrison Home Funding team has done just what I would say is a magical job in engaging with customers and finding the right program at the right cost for us. Very, very proprietary programs that have allowed our customers to enjoy below market rates. And I think to Carl's earlier question, I think as long as the consumer recognizes they're getting a fair price in the market today, they're ready. And so, yeah, we will need to continue to personalize the package for every individual customer. Some need help on the down payment, some need help on the long term, you know, the monthly payment. But we have so many different programs in our toolbox and a team that's ready to work with them.
