The driver will spit out their gum when they're ordering food, but then the passenger will wait until the last possible second to spit out their gum until a new flavor is handed to them. I think there is something there where it's like sometimes we will just mindlessly hold on to an old flavor until we are just given something new, and then we just have that new thing. I think that sometimes we do get into these routines of accepting these kind of media patterns and this idea of just like everything being cheap and throwing it out rather than trying to repair it. I think that handing people something new that is better is sometimes what they need, whether it's like better architecture or just like a film that's like a bit more kind of thoughtful or unique or like unconventional.

Um, you walk into the bar and there's dollar bills stapled to the wall, and not one, I'm talking thousands of dollars on the wall. I asked the lady behind the bar and I said, can you give me any idea how much money's on the wall here? And she said, I have no idea. We actually had a total back like 1980. And she said, it's, you know, here we are 40 years later. So it's amazing to see that. It's amazing to see the lifestyle that had to be brought into that area to live in the heat during the summer months. And that, you know, they're miles away from infrastructure, miles in that day. Today it's only 6 miles away. From anything you want, whether that's Home Depot, McDonald's, Starbucks, it's all there.

  8. I actually don't know for McDonald's. The thing I do know for Home Depot is it's not like you just look at their real estate portfolio and say like, oh, that's half the market cap right there. Sure. But it does benefit them in that when they build a Home Depot somewhere, all this other stuff gets built around them and then they don't have to go renegotiate the lease in 10 years or risk losing it to their competitor. So they now do own all or most of the stores because it's sort of a durability thing.

  13. And of course, and Jeff, this American staple is down almost 20% in the last 12 months. The price of beef is no doubt a factor. But come on, this is McDonald's, for crying out loud. There's one on every street corner. Buy, sell, or hold McDonald's. Thank you for all you do. Okay, I want you to buy here. I'm going to tell you what I think. McDonald's has plans. They are very cagey, but they are trying to reinvent the place. And I think that you're getting it at an exceedingly low level. I wouldn't recommend it if it were still at the $300 level because that's too risky. But where it is now, I'm with you. I think that they can do it. By the way, the other guys are not as well capitalized as McDonald's. But I'm going to give you a little heads up here. You might not want to hear it, but I'm going to give it to you. Jersey Mike's is better. Jersey Mike's. Spent some time with Charlie Morrison, CEO, the other day. Also before when it came public. I think it's got a lot less risk and they can put up thousands of them and it's got a terrific management. I like McDonald's, but I want you to consider this Jersey Mike's too. Now we have Bob who asks, at what 10-year Treasury interest rate would you consider adding a long bond to your portfolio? Portfolio. I have older friends who continuously brag about buying 30-year Treasuries for nearly 15% yield to maturity in the early 1980s. It would seem that even an equity investor could consider bonds at that point. And you are right. Okay. Even right now, if you can get the 10-year for 5%, I think it's okay to put— depending upon your age, 50, you know, you're 50, you want to put some in. If you're 60, you put some in. If you're 70, you put more in. I don't want you to get out of common stocks, though. I only want some in bonds Because once you do bonds, even though they can compound, you're never going to make enough money because our country is a rapacious capitalist place. And you will not, if you start buying too many bonds when you're 50 or 60, have enough money when you get to 80 or 90.

We were— we stopped, we drove up to New York in the car because we like to bring a bunch of stuff up, and there was a rest stop in Maryland, in Northern Maryland, and there wasn't like a McDonald's one, it was like a state one, and there There were porta-potties and Clara didn't want to use the porta-potty. And so we were like, oh, we'll find— we'll go behind the shed or something like that. She'd go to the bathroom. And, uh, there was a— this cat was there just meowing away and very friendly.
