  5. Well, I would say 90% of the bill addresses really the supply issue. 10% deals with the single-family rental industry sort of impact piece. I would say what I think policymakers have done a nice job of on both sides of the aisle, let me be clear, and I think the administration did an excellent job with this as well, was sort of address what private capital can do in this category. So we can add to supply. You can buy newly built homes for rent, you can renovate to rent under certain guidelines, and then you can also create homeownership boosting programs. Programs that we believe will have a significant impact, similar to the programs we candidly already have here at Invitation Homes. And so, you know, our focus as an industry and as a company has been how do we create new supply and bring that into the housing system today? We built or acquired in our partnerships with builders over 6,000 new homes in the last 5 years. We have a Pathway to Ownership program in our company today and we have 150,000 residents that are building credit scores with us. And we've seen credit scores go up 50 points. So all of that ties into what I believe the Road to Housing Act really is.

  7. Good morning, Carl. Existing home sales in July dropped 1.7% to a seasonally adjusted annualized rate of 4.06 million units. That's pretty close to expectations. Sales were up 0.7% from July of last year. Now, this count is based on closings, so it's contracts likely signed in May and June when mortgage rates didn't really move all that much, hovering in that higher range around 6.6% on the 30-year fixed. As for inventory, there were 1.54 million homes for sale at the end of July. That's down a little less than 1% year over year. Now at a 4.6-month supply, tight supply continuing to pressure prices. The median price of a home sold in July was $434,100, an increase of 2% year over year. Now, 26% of transactions were all cash, down from 31% the year before. 14% were investors, down from 20% a year ago. And speaking of investors, just a programming note, we're here at the headquarters of Invitation Homes, the nation's largest single-family rental company, for an exclusive interview with CEO Dallas Tanner, his first since President Trump called for a ban on institutional rental investors back in January. That ban is now law, and we'll have the interview coming up in the next hour of Squawk on the Street. Back to you guys.
