  4. All right, looking at Entergy. Entergy generates, transmits, and distributes electricity. It is a utility company. Take a look at the size here, about $50 billion market cap, so not small. It's an electric and natural gas utility operating in Arkansas, Mississippi, Texas, and Louisiana. Earnings are expected to be up to $5.10 this year— next year, from $4.40 this year, $3.91 last year. It's been in a solid continuous uptrend. Now, its dividend yield is only 2.3%, uh, to me. I would imagine I have to go dig a little deeper into this name, but I would imagine that the reason for the revenue growth has to do with data centers and the demand for energy, not only electricity, but potentially natural gas that goes into turbines to supply these facilities, because it's certainly not a massive growing population in the areas that they operate. Like I said, Arkansas, Mississippi, Texas, Louisiana. So to me, I think you, kind of missed the boat here. I think it's too overpriced now. It started to base, slow down, lose momentum recently, and I do expect this to come back in. Let me give you a good price here. I want to give you a level both from a valuation standpoint and a technical standpoint. So our valuation over the past 10 years Yeah, it doesn't go back very far. I would like to get this closer to 10 times enterprise value to EBITDA. Right now it's at about 13 times, so you're talking about roughly 30% lower from here. I would have picked this up in the $70s, honestly. Yeah, $72 is the number. It's at $108 now. I, I just think it's overpriced. Yes, it's growing, but, you know, will— as I said before, will the demand for AI data centers continue to be at this pace? I kind of doubt it, and I think it's gotten a bit ahead of itself and the market's starting to correct for that reason. So I'm holding off on Entergy. Would buy it somewhere in the 70s. Let's pivot back to another voicemail question now.

  9. So it's taken on a few different roles. One is in the water space. We just released our Water Reuse Action Plan 2.0. 1.0, which came out during the first Trump administration, didn't have as much of a focus on AI and data centers. The Water Reuse Action Plan 2.0 isn't exclusive to data centers and AI, but it does talk about it. There are best practices across the country where there are data centers that are 100% recyclable. They're using closed loop systems. Once they bring water in, they don't have to tap into that water supply again. That's a big difference than another data center that is continuously tapping into a local source of water. Some are getting sited on brownfields or Superfund sites. On the siting piece we have a role as it relates to permits and regulations. Clean Air Act, Clean Water act plays into this, the analysis, the application and I would say as far as the grid goes, some of these data centers are net takers from the grid, others are net givers. They might want to build a small modular reactor. The hyperscaler wants to go behind the meter. And they're building it in a way where they're providing energy back onto the grid that is providing a net benefit to the local ratepayer. I'll give you the example of Entergy and Google with the state of Arkansas and West Memphis, Arkansas. They, they have their data center project where they're providing an over $1 billion net benefit to the energy ratepayer. So while we hear these stories of the worst case data center that is most controversial and has the most amount of opposition, we might hear less about the data center that is following all the best practices. And the President has his ratepayer protection pledge. It is important as more builds are getting done, that they are following those best practices, not the worst practices.

  10. In February, AEP INM announced a base rate reduction that they directly attributed to the revenues from data centers. We're building— this note, like, it's very publicly disclosed that we're building a large data center campus in New Carlisle, Indiana, 2.2 gigawatts. Target, and that's in AEP INM territory. There was a public rate case where, you know, the data center industry as a whole opined. We reached a minimum take-or-pay commitment with AEP INM. And then a year later, now as we're growing our load, AEP was able to announce a base rate reduction. So I think there's plenty of things that you could point at that show the revenues that are received from the utility by a data center are actually having a positive impact. Another example that I like to point to is Superpower Mississippi. Entergy Mississippi announced that they're investing $300 million into their system to upgrade aging infrastructure and increase reliability that would have been borne by the existing rate base had it not been for our growth in Jackson, Mississippi. So that's another example where We've contributed revenue and then the utility is enabled to go and maintain or upgrade the system without having to push that cost onto the rate base. Most of the bulk electric system is aging, decades old, right? Over time, the system will need to have some maintenance, some upgrades. And I see the data centers as an enabler for that while not having to pass all the cost to the residentials.
