And Kyla put in her piece that the post-war generation is the only American cohort ever handed a starter home ecosystem by federal policy, where the government literally said, we're going to back all the loans, we're going to help the builders, we're going to build the suburbs, we're going to build houses that Americans can afford, and we're going to give them low mortgages. And, you know, it's the only time the federal government has actually said, like, we're, we're doing this. And they— the only reason they could do it is because there was so much goodwill coming out of the war that they had to do it. Like, you couldn't have that type of federal program today. No one would agree to it, even though obviously it seems like it would make sense for young people. So my question is, and Allison Traeger had a piece about how, like, the stock market for younger people is starting to take over as how, like, housing as your biggest investment, because housing just doesn't keep up with the stock market. Because of this, what if just this new idea takes hold for young— for enough young people that, okay, fine, the stock market— we've been talking about this— the stock market is just the thing, it's not the house anymore. Uh, Pew Research says 1 in 4 adults younger than 40 say buying a home is a good investment. 1 in 4. Older generations, it's way higher. I don't think we've thought through what if this is the new script for people, like the new narratives.

This city is never going to be anything. Well, we're not going, right? So we decided to respond to this inquiry put out by the city of Miami Beach. They wanted a partner to build a luxury hotel to fill their convention center that they own. And I remember a conversation with my father, God bless him, where he was not keen on us spending a dime, right, to see if this opportunity made sense for us. The rest is history. The hotel opened, has been hugely successful. And at the time that we were under construction, building on one piece of land owned by the city where we built from scratch, We built 690 rooms and then also the other part of the project was the St. Brits building, which had been closed for 10 years, opened originally in 1927, 100 rooms. So the entire project is 790 rooms with 40,000 square feet of meeting space. Some people thought that I was making a colossal mistake at the time. There was one other property under construction. 2 blocks from us, and that was the Delano being built by Ian Traeger, right?

There were just a few things that didn't line up at the time. So we ended up not doing that transaction. That's when we almost went public via the SPAC. And then, as you know, the financial markets fell to pieces and Weber and Traeger coincidentally had already gone public and their stocks had horrible experience. You know, they came out, ran high, and then went really low. So the SPAC deal didn't work. And at that point, I did find a financial partner, a private equity group who bought took possession of my Chinese manufacturing partner's shares. That was in '22. And then in '24, we had continued to grow at Blackstone and had phenomenal success. We were very fortunate. Again, we had accomplished really in 2 years what that financial partner thought would take 5. So we decided to test the waters and see what the next transaction looked like. Byron found out that I was thinking of that again, called me up and said, let's do a merger. Let's not do acquisition, but let's merge these two companies together. And so we came to an agreement in '24, end of '24, and then we had to go through antitrust process with the FTC, and that took until May of '25. So we've been merged together now for just barely over a year.

You've mentioned overseas manufacturing and tariffs and Liberation Day now several times. It's interesting, you have competitors who are public, like Traeger is a public company. They've had to just loudly say that tariff policy and trade policy has hurt their business. It sounds like that's the same for you. Is that something you're actively lobbying against? Is something you're just dealing with?

He owned a headphone company. He went and bought Traeger. That's actually a great conversation. I encourage you to listen to it. He also had to do a culture That was a family business and he pushed really hard to change the culture. Traeger is obviously very successful, but he understood that modality, right? This is going to take a long time and I can put a lot of technology around it to make that consistent and easy for people. Griddles are what you're describing. You can make a hamburger in 2 minutes. It's great. It's done. It's very fast. You can use it over and over again throughout the day. Gas grills are kind of in the middle, right? You can pretty easily screw up cooking on a gas grill. You can very easily cook up screw up cooking on a charcoal grill. That's just like a thing people do all the time. Even just lighting the thing is challenging.
